What’s the Difference Between an American Real Estate Agency in Spain and an American Real Estate Agent?

It’s comforting at first glance, but there’s an important distinction that many buyers miss. There’s a big difference between an American real estate agency operating in Spain and an American real estate agent working here. Many real estate agencies in Spain carry well-known American branding, but they’re locally owned and operated by European agents. While these professionals may be experienced and knowledgeable about the Spanish market, they haven’t worked in U.S. real estate—and often haven’t lived in the U.S. either. That means they may not fully grasp the mindset, expectations, or priorities of an American buyer. The systems are different. The language is different. Even the questions being asked may be unfamiliar to someone who hasn’t worked with U.S. clients in the U.S. itself. As far as I know, I’m the only American real estate agent on the Costa del Sol who has both professional experience in U.S. real estate and personal experience buying property and living in Spain.
